Noble Foods sells former Witney egg-packing site

Noble Foods has sold its former egg-packing facility near Witney in a multi-million-pound property deal.CBRE acted for Noble on the disposal of the Cotswold Farm site at Standlake, which was no longer required by the business. The identity of the purchaser and the final sale price have not been released.The announcement relates to the disposal of the former packing property. It does not contain any information about changes to Noble’s relationships with its contracted producers or its wider egg supply arrangements.The industrial complex provides just over 115,000 sq ft of floorspace. Marketing particulars for the property recorded a more precise net internal area of 115,361 sq ft, with the principal buildings occupying a site of approximately 9.1 acres.The facility includes two warehouse buildings, two offices and additional storage accommodation. It was marketed with 19 dock-level loading doors, two ground-level access doors and an internal clearance height of up to 13 metres. The property was also given an EPC B rating.A further 15.2 acres of undeveloped land was included in the opportunity. Outline planning consent has already been granted for additional warehouse development, giving the new owner scope to increase the amount of industrial space at the location.The site stands beside the Lakeside Industrial Estate and has access to both the A40 and A420. Oxford is around 13 miles away, providing links to the wider road network and the city’s industrial and commercial market.CBRE associate director Will Davis said the level of interest in the property reflected demand for industrial premises in Witney and across Oxfordshire. He said large, self-contained sites were difficult to find in the area, with the existing planning consent adding to the opportunity for an occupier seeking to expand.Noble Foods chief financial officer Will Cadbury said the business had wanted to secure a purchaser capable of returning the redundant facility to productive use. He thanked CBRE for its role in arranging and structuring the transaction.No details have yet been provided about the buyer’s intended use of the property, including whether it will remain connected to food manufacturing or be adapted for another industrial operation.
